I had the pleasure of caravaning this property and one other with the listing agent along with my listing at 1514 Grove Arbor in the same sub-community of Hamilton Mill.
This house is a 5 bedroom, 3 and 1/2 bath on a Slab. It’s very clean, the Sellers have moved out. They recently painted the entire house a very light, neutral beige. There is one bedroom (not the master) located on the first floor, along with a formal living and dining room, 2-story great room and all white kitchen. The 4 bedrooms upstairs are good size and the master has a very cozy sitting area.
The price is great for Hamilton Mill. But the main drawback is the lack of a basement. If the large size of the house itself is plenty for you without the basement, this house is perfect!

It has a great lot ready for a pool and an unfinished basement, which are actually it’s only down falls. If it had those things, it wouldn’t have languished on the market for as long as it has.

This home is located in the Chattahoochee River Club. It is a beautiful community with many outdoor activities available including swimming, tennis, hiking trails and equestrian facilities. All of lots are large and your neighbors will not be right on top of you like you find in most neighborhoods in Atlanta.
The home is only 2 years old and was built by Hedgewood Homes. Personally, I love Hedgewood Homes! There are 5 bedrooms and 4 full baths and a full, unfinished basement. The backyard is really outstanding and perfect for kids and entertaining. The ceilings on the first and second floors are both very tall (along with the doors), probably 10+ feet. There is a 3-car garage.
This home is being sold through a relocation company, but the Sellers are still living there. They keep it impecably maintained.
I do think the current price is a little high. I see it selling for more like $550,000. There’s a lot of competition in the neighborhood.

This home has been on the market forever! It’s a 4 bedroom, 4 and 2 half bath Stucco hoe on a full unfinished basement. It’s only about 4900 square feet which seems much smaller from the inside. There are hardwoods throughout main and a small kitchen with granite countertops. The bedrooms are decent size, but nothing to right home about. The lot is 2.26 acres which seems like a lot, but it’s all downhill, literally. Pool plans available, but the lot is a total drop off in the back. It’s been on the market since August of 2006. The Sellers seem fairly intent on selling, but at this point, it will be at a price much lower than the current list of $998K.
On the up side, the home is located in very prestigious and exclusive Montclair in the new Johns Creek which is within the Northview School District.

This listing of mine is located in my neighborhood, Riverbrooke. It’s a swim/tennis community in Suwanee in Forsyth County. The schools are fantastic and the location is amazing. This neighborhood has the most affordable, new construction homes in an area surrounded by homes priced $350,000-$1M!
