560 Lake Medlock Drive, originally uploaded by jrumanes.

I visited this house last Tuesday on a large neighborhood caravan. Medlock Bridge is a highly desirable, large, swim and tennis neighborhood located in Johns Creek, Georgia (formerly Alpharetta). The neighborhood is very active and has multiple tennis courts, two clubhouses and two large swimming pools, one with a slide. It’s located in a very busy and convenient area of Johns Creek, across from St. Ives Country Club near the intersection of Medlock Bridge Road (AKA, 141 or Peachtree Parkway) and State Bridge (AKA, Pleasant Hill or Old Milton Parkway). There are many great restaurants catering to all cuisines on all levels and lots of great shopping from boutiques to TJ Maxx. I can’t think of a better area in northern Fulton County to raise a family.

This house in particular is nice. It’s a listing of a friend of mine’s from my office. The Sellers have been transferred for work out of state. The price has been dropped considerably from it’s original list price. The basement on this house and the easy floorplan are what make this house great. The lot is junk with zero backyard (but that’s typical for this neighborhood and for Atlanta in general). But they’ve added on a really great deck (two levels). There are 6 bedroom and 4 full baths. This house also has a formal living and dining room and a two story family room. It’s in good shape for being an eight year old house. And the only thing I can see the new owners having to do is move the entrance to the laundry room (upstairs) from in one of the bedrooms (was previously a loft) to the hall.

Di Paolo’s, originally uploaded by jrumanes.

I can’t believe I haven’t blogged about this restaurant before! This is my absolute favorite restaurant in the world! We go there for every special event. With how wonderful and affordable this place is, we should go there more often. But I don’t want to loose it’s “specialness”.

Di Paolo’s is located on Holcomb Bridge Road in Alpharetta in a discreet shopping strip at the intersection of Nesbit Ferry Road and Holcomb Bridge (where the Stein Mart is located). It’s not big. There are maybe two dozen tables and a small bar. The atmosphere is very intimate, but we’ve celebrated there with a dozen people at a table before and it was great. The service is outstanding and the semollier is the best around! So is the wine list, of course, and the food, wow, is so good!

The last time we were there was last month for our anniversary. Of course, they remembered our special occasion and comped our desert. But even after my glass of wine, my husband’s beer, a clam appetizer, two entrees and two coffees our bill was less than $70. And we walked away with extremely satisfied bellies and wallets!

I really can’t say enough about Di Paolo’s. You have to check it out for yourself. You won’t be disappointed!

Johns Creek Walk

Johns Creek Walk, originally uploaded by jrumanes.

I visited this community last week at one of our off-site weekly sales meetings. The Builder’s agents put on a really nice spread for us and were very accomodating. Thanks for the spa certificate, by the way! Boy will that come in handy!

This is a really neat community located near the intersection of Abbotts Bridge Road and Medlock Bridge Road (141) off of Bell Road. It is a unique multi-use community housing retail, restuarants, apartments, townhomes and single-family homes. You basically have everything at your fingertips.

The townhomes I was what I was particularly interested in so that was as far as I got with property they were offering for sale. There are two floorplans available. Both are three-level properties, one is a three bedroom plan and the other is a four bedroom plan. The three bedroom plan is nice, a little “chopped up”, but the four bedroom plan is knock your socks off awesome! It features two master (although the third bedroom upstairs is almost a master, as well). There are 10′ ceilings and 8′ doors, all granite bathrooms and some overlook The Standard Club’s golf course from their quaint patio off the back. They’re price between $330,000 to just over $400,000. Plans with elevators will not be available for another year. If you don’t mind being in a community with apartments (their the same quality and all gated) and the Fulton County taxes, this community has everything!

The Borghese, originally uploaded by jrumanes.

The Borghese is most luxurious condo buildings in Intown Atlanta. And best of all, it’s close to everything but the ridiculous downtown Buckhead traffic! Located just off of I-75 close to the intersection of West Paces Ferry Road and Northside Parkway. Just 25 minutes to Hartsfield-Jackson airport, down the street from shopping at the Cobb Galleria and minutes to downtown Buckhead. Joel restaurant, Pano’s and Paul’s and OK Cafe are just a few of the big names places to eat nearby.

There are six units available for sale as of today’s posting. This unit in particular is a 2 bedroom, 2 full bath with hardwood floors throughout, a good-sized granite kitchen with island. The kicthen also features Thermador appliances, a Sub-zero fridge and a wine cooler. This unit is available at this great price as a foreclosure. It’s got a nice floorplan, very expansive and spread out. It’s just in need of a good cleaning and the backsplash tilework is sub-par. The master and breakfast area over look the large patio located on the side of the building that faces Northside Parkway.

Great building, great location, good buy.

425 Old Homestead Trail, originally uploaded by jrumanes.

I recently showed this home to a client of mine. It didn’t fit her needs, but maybe it will fit yours!

This property is located in The Homestead, a small enclave of about 10 homes off Bell Road in the new Johns Creek. It sits on a 5 acre lake lot with it’s own dock. The lake is small and only has a few home which have access to it. The main house is just over 7000 square feet. It’s two full stories with a full, finished basement. There are 4 bedrooms and 5 and 2 half baths. The master is located on the main level which also features a large, professional office/study, a giant, vaulted dining room and large kitchen. The current owners do a lot of entertaining in this house!

The guest house has 2 bedrooms, 2 baths and a two-car garage.

The backyard is fenced and features a pool and spa and beautiful landscaped gardens.

This is definately a family house and one that your whole family will enjoy many holiday traditions for years to come! If you like the country feel of the current decor, you can move right in. With a few adjustment (and I mean a few) you can make this house your own.

9430 Colonnade Trail – Country Club of the South, $1,299,000, originally uploaded by jrumanes.

This home is a 5 bedroom, 6 and 2 half bath with a full finished basement. The exterior is brick on all four sides is approximately 6600 square feet and was constructed in 1988. There are have modest upgrades to the house. The master bath has been remodeled, the kitchen has granite counters and the cabinets were recently refinished. The backyard is large and private. It features an inground pool and the home sits on almost 1 acre lot.

This home has been on the market since March and they have gradually been lowering the price to the current $1.3M. As I recall, the current owners are being tranferred. They have only lived in the house two and a half years.

210 Riverbirch Place, Johns Creek – $998,000, originally uploaded by jrumanes.

This home has been on the market forever! It’s a 4 bedroom, 4 and 2 half bath Stucco hoe on a full unfinished basement. It’s only about 4900 square feet which seems much smaller from the inside. There are hardwoods throughout main and a small kitchen with granite countertops. The bedrooms are decent size, but nothing to right home about. The lot is 2.26 acres which seems like a lot, but it’s all downhill, literally. Pool plans available, but the lot is a total drop off in the back. It’s been on the market since August of 2006. The Sellers seem fairly intent on selling, but at this point, it will be at a price much lower than the current list of $998K.

On the up side, the home is located in very prestigious and exclusive Montclair in the new Johns Creek which is within the Northview School District.

9300 Chandler Bluff – Country Club of the South, $2,150,000, originally uploaded by jrumanes.

This home has been partially renovated as it was built in 1987 (which is typical for this neighborhood) It features 5 bedrooms (which are all suites) and 6 and 1 half bath. The master bath was part of the renovations and it a total knockout! The custom cabinetry and tile work are to die for! The closets have all been customized, as well. The full, finished basement features slate floors in the billard/bar room. The entire back and side of the bar has been constructed to hold hundreds of bottles of wine and there is also a termperature controlled wine cellar for hundreds more! The basement also features a sauna. The newly renovated kitchen is very large with an exceptionally large, functioning island with granite counters. There is a completely enclosed sunroom off the kitchen and one of the two studies. There is also an office which features new marble flooring. The home is approximately 12000 square feet and sits on over an acre lot which features a pool and spa. The homes exterior is stucco and a 4-car garage. It’s been on the market since June and the current owners have already vacated. It was under contract just recently and is now back on the market.

Its a beautiful home, but still need some remodeling, especially the some of the baths. Now that it’s vacant the sunroom doesn’t look like much, but with furniture it’s a really great space. This is a wonderful family home for the established.

2648 Tupelo Street, originally uploaded by jrumanes.

I showed this home to an Investor client of mine today. This area of East Lake is H-O-T! Lot’s of rehab, some new construction and homes are selling! This home, though is WAY overpriced! They are listing it as a potential short sale. But the market value on this house in its current condition is more like $170,000. Really a big difference. It has some potential, but needs a ridiculous amount of work! I’ll be calling the Listing Agent tomorrow to find out what the deal is.
It’s listed as a 3 bedroom, 2 bath but we looked and looked and couldn’t find the second bathroom. There has been ZERO updates to this house. The carpet is disgusting (original brown shag), the kitchen is way tiny and original. The lot is good. Like the rest of the neighborhood it’s narrow, but deep. There is a loft bedroom up some really steep stairs off the kitchen. My client liked it. He said it reminded him of his house back home growing up.

2280 Abner Place, Atlanta, originally uploaded by jrumanes.

This home is located in the City of Atlanta, inside the Perimeter and just outside of the Smyrna border. It’s a great location for people working in Cobb County or downtown. There are 3 bedrooms and 1 bath. Everything inside has been rehabbed. There is new carpet, new paint inside and out, a new kitchen and bath and new light and plumbing fixtures. It features a full laundry room and a large separate, light-filled den off the kitchen. The lot is large and sits on a corner. The backyard is flat and private. The neighbors are very nice and the gentleman across the street has lived on the same street all his life. There is new construction all around the neighborhood priced in the $300’s. This is a GREAT house for an Investor looking to own the property and rent it out, as it’s totally ready to go!
