My husband and I visited this community one Sunday after church. This is the same builder (Southern Residential) that builds Hillside Trace Village, where I sold a tomehome unit in February. The builder pays good attention to detail and includes all the features one should expect in a home this size.

This particular home has 5 bedrooms, 4.5 baths, a 3-car garage and an unfinished basement. The master is located upstairs and so is the laundry. The kitchen is beautiful and is open to the breakfast area and family room with a covered patio with fireplace and large, level back yard beyond. The lot is really great…completely flat!

The builder is offering $100,000 off the price of this home. But I believe there is still more room that may be able to be negotiated off that price still. I could see paying around $775,000-$800,000.

This home was also on the Agent Caravan a couple of weeks ago. It has never been lived in and has wonderful European feel. The rear yard features a beautiful pool, though looks over a few smaller homes in the Gates at Luberon. It sits on about 2.5 acres (mostly in the front of the property. There is a large parking pad in front and a four-car garage around the side of the house. There are five bedrooms, 5 full and 2 half baths.

This home has been on the market for a long, long time and I believe that it is probably overprice at $3M. There are only three homes in this gated community and it’s located off Bagley Road which has access to Mathis Airport Road and Hwy 141 (Peachtree Parkway). Laurel Springs Country Club and the small, private Mathis Airport are within less than a mile. This home would be perfect for the executive and his family.

I visited this home on an Agent Caravan a couple of weeks ago. This home is available for sale three different ways:

The house is three complete floors originally constructed in 1992 and modeled after the Swan House. It looks a lot bigger from the outside than it feels on the inside. There is an elevator, pool and outdoor cafe. The home has 7 bedrooms, 6 full baths and 5 half baths. The house is very well worn and needs a little TLC (carpet and paint).

I previewed this community a couple of days ago for my out-of-state Buyer. This community is not very well known as it’s up Old Atlanta Road just passed St Marlo Golf Club which is only traveled if you live around those parts. Funny thing is that it’s not far from the heart of Johns Creek, but nobody knows about it.

The townhomes offer three floorplans to choose from which are all three bedroom, 2 and 1/2 baths. The different in price will depend on the size of the plan and if that plan offers a basement. They range from $249,900-$329,900. Currently the Builder is offering a $20,000 incentive on this community which is an amazing deal! Typical for Builders to be offering the sun, moon and stars in this market, especially on condos.

This is a large community with single family homes being offered, as well. The amenties are nice and again, it’s off the beaten path, for now. The area is growing rapidly. So take advantage of the Builders offer of $20,000 off the price and get yourself some instant equity!

I previewed this townhomes yesterday for a potential Buyer relocating from out of state. The Builder has not finished the community, yet so there is still new construction available, though there are a few resales, as well. The Builder is John Weiland homes and this community is a part of his new American Classic line of communities.

There are two different floor plans available. One is a 3 bedroom, 3 and a 1/2 bath, three-level property with an elevator. The other is a giant 3 bedroom, 3 and 1/2 bath, two-level property with a basement and an elevator. Both are approximately 3300 square feet. The larger Oleander would be closer to 5000 square feet should you choose to finish the basement.

This properties have all the bells and whistles. 10′ ceilings on the main with 8′ doors, upgraded fixtures and faucets and of course, the elevator! They are priced $399,900-$529,900 and for the size and amenties this a good value. There are other townhome communities in close proximity, but they are not to the standard, I think, of what you get in these units.

I previewed this beautiful new construction property in gated St Marlo recently. It’s got everything you would need in a luxury home and all of the current fixtures and finishes. It has a great lot ready for a pool and an unfinished basement, which are actually it’s only down falls. If it had those things, it wouldn’t have languished on the market for as long as it has.

The home has 5 bedroom, 5 and 2 half baths. Granite counters are thoroughout and bronze fixtures and faucets. The kitchen features Dacor appliances and a light-filled keeping room. There is a guest suite on the main level. But the large master is upstairs. There are two laundry rooms, one of which is off the master. The master also features a gigantic walk-in closet! The entire upstairs has hardwood floors. And their are permenant stairs up to the attic.

It’s a great house, a little on the smaller side for what you can get for a resale home in the same area. But it has everything. Like I said, it’s been on the market forever, so make them an offer and move right in!

This home is located in the Chattahoochee River Club. It is a beautiful community with many outdoor activities available including swimming, tennis, hiking trails and equestrian facilities. All of lots are large and your neighbors will not be right on top of you like you find in most neighborhoods in Atlanta.

The home is only 2 years old and was built by Hedgewood Homes. Personally, I love Hedgewood Homes! There are 5 bedrooms and 4 full baths and a full, unfinished basement. The backyard is really outstanding and perfect for kids and entertaining. The ceilings on the first and second floors are both very tall (along with the doors), probably 10+ feet. There is a 3-car garage.

This home is being sold through a relocation company, but the Sellers are still living there. They keep it impecably maintained.

I do think the current price is a little high. I see it selling for more like $550,000. There’s a lot of competition in the neighborhood.

This listing of mine is located in my neighborhood, Riverbrooke. It’s a swim/tennis community in Suwanee in Forsyth County. The schools are fantastic and the location is amazing. This neighborhood has the most affordable, new construction homes in an area surrounded by homes priced $350,000-$1M!

This home has 3 bedrooms and 2.5 baths. It has an awesome large, flat backyard which backs to woods. The woods are part of a manditory greenwpace within the community, so it will never be built on. All three bedrooms are upstairs and all have either trey or vauilted ceilings. There is also a large loft space upstairs perfect for a reading area or study nook and the laundry is located up there as well. The downstairs features an open floorplan with hardwoods in the foyer which open up to a columned dining area. The family room and kitchen are large. The kitchen features custom lighting, tile floor and backspash and eating area, lots of cherry cabinets, black appliances and a pantry.

This neighborhood is conveniently located between GA 400 and I-985. It’s five miles from Lake Lanier and close to the Mall of Georgia and the Dawsonville Premium Outlets.

$20,000 off Inventory Homes for Closings by September 30, 2007 

I attended an Agent Luncheon at this new home community yesterday. The finishes and use of space in these homes is right on the mark for the price point! You really get a lot for your money! The community may look funny from the outside as it build on an extremely steep hill just outside of the main entrance to Laurel Springs Country Club. It’s a great location just off of 141, Peachtree Parkway and just north of all of the shopping in Johns Creek. Once 141 is widened you’ll have a straight shot to all of the shopping at The Avenues which is currently under construction where 141 meets GA 400. You won’t believe the stuff they’re going to have up there! It’s going to be bigger and better than The Forum Shops in Norcross!

Anyway…great builder, Harcrest Homes. They bailed out the original builder who was having financial trouble. A couple of that builders homes were sold to private builders/investors who are going to finish their homes and market them separately. A lot of house for the money, like I said, great finishes and use of space, 2 and 3 car garages, stone and brick, they’re really top notch. The only downfall (which is typical for almost anything new construction under $1.5M) is that the lots are small. But shouldn’t we be used to that by now?
