I visited this house last Tuesday on a large neighborhood caravan. Medlock Bridge is a highly desirable, large, swim and tennis neighborhood located in Johns Creek, Georgia (formerly Alpharetta). The neighborhood is very active and has multiple tennis courts, two clubhouses and two large swimming pools, one with a slide. It’s located in a very busy and convenient area of Johns Creek, across from St. Ives Country Club near the intersection of Medlock Bridge Road (AKA, 141 or Peachtree Parkway) and State Bridge (AKA, Pleasant Hill or Old Milton Parkway). There are many great restaurants catering to all cuisines on all levels and lots of great shopping from boutiques to TJ Maxx. I can’t think of a better area in northern Fulton County to raise a family.
This house in particular is nice. It’s a listing of a friend of mine’s from my office. The Sellers have been transferred for work out of state. The price has been dropped considerably from it’s original list price. The basement on this house and the easy floorplan are what make this house great. The lot is junk with zero backyard (but that’s typical for this neighborhood and for Atlanta in general). But they’ve added on a really great deck (two levels). There are 6 bedroom and 4 full baths. This house also has a formal living and dining room and a two story family room. It’s in good shape for being an eight year old house. And the only thing I can see the new owners having to do is move the entrance to the laundry room (upstairs) from in one of the bedrooms (was previously a loft) to the hall.

My husband and I visited this community one Sunday after church. This is the same builder (Southern Residential) that builds Hillside Trace Village, where I sold a tomehome unit in February. The builder pays good attention to detail and includes all the features one should expect in a home this size.
This particular home has 5 bedrooms, 4.5 baths, a 3-car garage and an unfinished basement. The master is located upstairs and so is the laundry. The kitchen is beautiful and is open to the breakfast area and family room with a covered patio with fireplace and large, level back yard beyond. The lot is really great…completely flat!
The builder is offering $100,000 off the price of this home. But I believe there is still more room that may be able to be negotiated off that price still. I could see paying around $775,000-$800,000.

I previewed this townhomes yesterday for a potential Buyer relocating from out of state. The Builder has not finished the community, yet so there is still new construction available, though there are a few resales, as well. The Builder is John Weiland homes and this community is a part of his new American Classic line of communities.
There are two different floor plans available. One is a 3 bedroom, 3 and a 1/2 bath, three-level property with an elevator. The other is a giant 3 bedroom, 3 and 1/2 bath, two-level property with a basement and an elevator. Both are approximately 3300 square feet. The larger Oleander would be closer to 5000 square feet should you choose to finish the basement.
This properties have all the bells and whistles. 10′ ceilings on the main with 8′ doors, upgraded fixtures and faucets and of course, the elevator! They are priced $399,900-$529,900 and for the size and amenties this a good value. There are other townhome communities in close proximity, but they are not to the standard, I think, of what you get in these units.

The Borghese is most luxurious condo buildings in Intown Atlanta. And best of all, it’s close to everything but the ridiculous downtown Buckhead traffic! Located just off of I-75 close to the intersection of West Paces Ferry Road and Northside Parkway. Just 25 minutes to Hartsfield-Jackson airport, down the street from shopping at the Cobb Galleria and minutes to downtown Buckhead. Joel restaurant, Pano’s and Paul’s and OK Cafe are just a few of the big names places to eat nearby.
There are six units available for sale as of today’s posting. This unit in particular is a 2 bedroom, 2 full bath with hardwood floors throughout, a good-sized granite kitchen with island. The kicthen also features Thermador appliances, a Sub-zero fridge and a wine cooler. This unit is available at this great price as a foreclosure. It’s got a nice floorplan, very expansive and spread out. It’s just in need of a good cleaning and the backsplash tilework is sub-par. The master and breakfast area over look the large patio located on the side of the building that faces Northside Parkway.
Great building, great location, good buy.

This home is located in the Chattahoochee River Club. It is a beautiful community with many outdoor activities available including swimming, tennis, hiking trails and equestrian facilities. All of lots are large and your neighbors will not be right on top of you like you find in most neighborhoods in Atlanta.
The home is only 2 years old and was built by Hedgewood Homes. Personally, I love Hedgewood Homes! There are 5 bedrooms and 4 full baths and a full, unfinished basement. The backyard is really outstanding and perfect for kids and entertaining. The ceilings on the first and second floors are both very tall (along with the doors), probably 10+ feet. There is a 3-car garage.
This home is being sold through a relocation company, but the Sellers are still living there. They keep it impecably maintained.
I do think the current price is a little high. I see it selling for more like $550,000. There’s a lot of competition in the neighborhood.

This home has been on the market forever! It’s a 4 bedroom, 4 and 2 half bath Stucco hoe on a full unfinished basement. It’s only about 4900 square feet which seems much smaller from the inside. There are hardwoods throughout main and a small kitchen with granite countertops. The bedrooms are decent size, but nothing to right home about. The lot is 2.26 acres which seems like a lot, but it’s all downhill, literally. Pool plans available, but the lot is a total drop off in the back. It’s been on the market since August of 2006. The Sellers seem fairly intent on selling, but at this point, it will be at a price much lower than the current list of $998K.
On the up side, the home is located in very prestigious and exclusive Montclair in the new Johns Creek which is within the Northview School District.

I attended an Agent Luncheon at this new home community yesterday. The finishes and use of space in these homes is right on the mark for the price point! You really get a lot for your money! The community may look funny from the outside as it build on an extremely steep hill just outside of the main entrance to Laurel Springs Country Club. It’s a great location just off of 141, Peachtree Parkway and just north of all of the shopping in Johns Creek. Once 141 is widened you’ll have a straight shot to all of the shopping at The Avenues which is currently under construction where 141 meets GA 400. You won’t believe the stuff they’re going to have up there! It’s going to be bigger and better than The Forum Shops in Norcross!
Anyway…great builder, Harcrest Homes. They bailed out the original builder who was having financial trouble. A couple of that builders homes were sold to private builders/investors who are going to finish their homes and market them separately. A lot of house for the money, like I said, great finishes and use of space, 2 and 3 car garages, stone and brick, they’re really top notch. The only downfall (which is typical for almost anything new construction under $1.5M) is that the lots are small. But shouldn’t we be used to that by now?

I previewed this house yesterday after visiting one of my listings in the area. This home is located in a great, established neighborhood close to the Paces Ferry exit off 285 which is very convenient to Buckhead and Downtown. The floorplan of the home is really great for entertaining or for a growing family. It is currently decorated in very rich neautrals, gold’s and beige with a hint of green. The master bedroom is up and is extremely large! It features a fireplace that separates the main sleeping area from another large sitting area off the bathroom. There are three walk-in closets in the Master! The bathroom could use a little updating for my taste (all fixtures and shower are brass and it’s wallpapered) All three other bedrooms are also upstairs, two of which are a good size. There is a jack-and-jill bath and also another full bath up. The basement is mostly finished. It features a huge entertainment room with recessed lighting. There is another finished room just off the stairs which is open (looks like it could be used as a billard room) and there are two other unfinished rooms. One is stubbed as a bath. The other could be used as a bedroom though not considered one for the purposes of resale as there is no window. The lot is nicely landscaped and features two patios, one off the breakfast nook in the kitchen and one off the keeping room. There is not much yard as it does slope up in the back. But there is room for a play set.
This home has been on the market since March of this year. The Sellers have already moved out and they have dropped their price from the original $600,000. There is a lot of space in this house and I’m sure the Sellers are rather modivated!

This home is located in the highly sought after Medlock Bridge subdivision in Alpharetta. The neighborhood has two pools, two clubhouses and more tennis courts than I can count off the top of my head. It’s in a great location and in the Northview School district. The home itself has been very well maintained. The finished terrace level was really well done. The floorplan is open and inviting. The backyard has a two-tiered deck. The master is a good size and the master bath has a giant-size shower with two shower heads. The downside is that the other bedrooms are small and there’s not much closet space. And other than the decks, there’s not much of a backyard. You can see, though, that it has amazing curb-appeal!

This home is located in The Falls of Autry Mill in Alpharetta. The Falls is a wonderful neighborhood full of big, beautifull, well-kept homes. I viewed this home on Caravan today. The price is great for the amount of space that you get. There is a full finished terrace level, 5 bedrooms and 4 full baths. The master is enormous! The only downside to this house is that it is currently decorated (paint, some fixtures and decor) in a very contemorary style. It’s mostly just paint and hopefully after the Caravan, the sellers will consider neutralizing it. At least that was my suggestion.
