I visited this house last Tuesday on a large neighborhood caravan. Medlock Bridge is a highly desirable, large, swim and tennis neighborhood located in Johns Creek, Georgia (formerly Alpharetta). The neighborhood is very active and has multiple tennis courts, two clubhouses and two large swimming pools, one with a slide. It’s located in a very busy and convenient area of Johns Creek, across from St. Ives Country Club near the intersection of Medlock Bridge Road (AKA, 141 or Peachtree Parkway) and State Bridge (AKA, Pleasant Hill or Old Milton Parkway). There are many great restaurants catering to all cuisines on all levels and lots of great shopping from boutiques to TJ Maxx. I can’t think of a better area in northern Fulton County to raise a family.

This house in particular is nice. It’s a listing of a friend of mine’s from my office. The Sellers have been transferred for work out of state. The price has been dropped considerably from it’s original list price. The basement on this house and the easy floorplan are what make this house great. The lot is junk with zero backyard (but that’s typical for this neighborhood and for Atlanta in general). But they’ve added on a really great deck (two levels). There are 6 bedroom and 4 full baths. This house also has a formal living and dining room and a two story family room. It’s in good shape for being an eight year old house. And the only thing I can see the new owners having to do is move the entrance to the laundry room (upstairs) from in one of the bedrooms (was previously a loft) to the hall.

I can’t believe I haven’t blogged about this restaurant before! This is my absolute favorite restaurant in the world! We go there for every special event. With how wonderful and affordable this place is, we should go there more often. But I don’t want to loose it’s “specialness”.

Di Paolo’s is located on Holcomb Bridge Road in Alpharetta in a discreet shopping strip at the intersection of Nesbit Ferry Road and Holcomb Bridge (where the Stein Mart is located). It’s not big. There are maybe two dozen tables and a small bar. The atmosphere is very intimate, but we’ve celebrated there with a dozen people at a table before and it was great. The service is outstanding and the semollier is the best around! So is the wine list, of course, and the food, wow, is so good!

The last time we were there was last month for our anniversary. Of course, they remembered our special occasion and comped our desert. But even after my glass of wine, my husband’s beer, a clam appetizer, two entrees and two coffees our bill was less than $70. And we walked away with extremely satisfied bellies and wallets!

I really can’t say enough about Di Paolo’s. You have to check it out for yourself. You won’t be disappointed!

My husband and I visited this community one Sunday after church. This is the same builder (Southern Residential) that builds Hillside Trace Village, where I sold a tomehome unit in February. The builder pays good attention to detail and includes all the features one should expect in a home this size.

This particular home has 5 bedrooms, 4.5 baths, a 3-car garage and an unfinished basement. The master is located upstairs and so is the laundry. The kitchen is beautiful and is open to the breakfast area and family room with a covered patio with fireplace and large, level back yard beyond. The lot is really great…completely flat!

The builder is offering $100,000 off the price of this home. But I believe there is still more room that may be able to be negotiated off that price still. I could see paying around $775,000-$800,000.

This home was also on the Agent Caravan a couple of weeks ago. It has never been lived in and has wonderful European feel. The rear yard features a beautiful pool, though looks over a few smaller homes in the Gates at Luberon. It sits on about 2.5 acres (mostly in the front of the property. There is a large parking pad in front and a four-car garage around the side of the house. There are five bedrooms, 5 full and 2 half baths.

This home has been on the market for a long, long time and I believe that it is probably overprice at $3M. There are only three homes in this gated community and it’s located off Bagley Road which has access to Mathis Airport Road and Hwy 141 (Peachtree Parkway). Laurel Springs Country Club and the small, private Mathis Airport are within less than a mile. This home would be perfect for the executive and his family.

I visited this home on an Agent Caravan a couple of weeks ago. This home is available for sale three different ways:

$4M = House and 10 acres including a 6-stall barn with trainer’s quarters and riding ring.
$2.75M = House and 4 acres
$1.25M = 6 acres including the barn and riding ring

The house is three complete floors originally constructed in 1992 and modeled after the Swan House. It looks a lot bigger from the outside than it feels on the inside. There is an elevator, pool and outdoor cafe. The home has 7 bedrooms, 6 full baths and 5 half baths. The house is very well worn and needs a little TLC (carpet and paint).

Sorry that I have not been deligent in updating this blog. But I have been very pregnant and just recently (March 28th) delivered my first child. He’s now two weeks old and I’m getting comfortable being a new mom and finding a routine.

So I’ll be updating the blog with all of the info I have been delinquent in writing about for some time now.

I previewed this community a couple of days ago for my out-of-state Buyer. This community is not very well known as it’s up Old Atlanta Road just passed St Marlo Golf Club which is only traveled if you live around those parts. Funny thing is that it’s not far from the heart of Johns Creek, but nobody knows about it.

The townhomes offer three floorplans to choose from which are all three bedroom, 2 and 1/2 baths. The different in price will depend on the size of the plan and if that plan offers a basement. They range from $249,900-$329,900. Currently the Builder is offering a $20,000 incentive on this community which is an amazing deal! Typical for Builders to be offering the sun, moon and stars in this market, especially on condos.

This is a large community with single family homes being offered, as well. The amenties are nice and again, it’s off the beaten path, for now. The area is growing rapidly. So take advantage of the Builders offer of $20,000 off the price and get yourself some instant equity!

Johns Creek Walk

I visited this community last week at one of our off-site weekly sales meetings. The Builder’s agents put on a really nice spread for us and were very accomodating. Thanks for the spa certificate, by the way! Boy will that come in handy!

This is a really neat community located near the intersection of Abbotts Bridge Road and Medlock Bridge Road (141) off of Bell Road. It is a unique multi-use community housing retail, restuarants, apartments, townhomes and single-family homes. You basically have everything at your fingertips.

The townhomes I was what I was particularly interested in so that was as far as I got with property they were offering for sale. There are two floorplans available. Both are three-level properties, one is a three bedroom plan and the other is a four bedroom plan. The three bedroom plan is nice, a little “chopped up”, but the four bedroom plan is knock your socks off awesome! It features two master (although the third bedroom upstairs is almost a master, as well). There are 10′ ceilings and 8′ doors, all granite bathrooms and some overlook The Standard Club’s golf course from their quaint patio off the back. They’re price between $330,000 to just over $400,000. Plans with elevators will not be available for another year. If you don’t mind being in a community with apartments (their the same quality and all gated) and the Fulton County taxes, this community has everything!

Weston Townhomes

I previewed this townhomes yesterday for a potential Buyer relocating from out of state. The Builder has not finished the community, yet so there is still new construction available, though there are a few resales, as well. The Builder is John Weiland homes and this community is a part of his new American Classic line of communities.

There are two different floor plans available. One is a 3 bedroom, 3 and a 1/2 bath, three-level property with an elevator. The other is a giant 3 bedroom, 3 and 1/2 bath, two-level property with a basement and an elevator. Both are approximately 3300 square feet. The larger Oleander would be closer to 5000 square feet should you choose to finish the basement.

This properties have all the bells and whistles. 10′ ceilings on the main with 8′ doors, upgraded fixtures and faucets and of course, the elevator! They are priced $399,900-$529,900 and for the size and amenties this a good value. There are other townhome communities in close proximity, but they are not to the standard, I think, of what you get in these units.

This is the other home that was on the caravan. It’s a 4 bedroom 2 and 1/2 bath also on a Slab. The Sellers of this property have also moved out, although there is still furniture in the house. This price is an absolute STEAL for this neighborhood! It’s in great condition and located in a small cul-de-sac with amazing curb appeal and view from the front door. The only drawbacks to this house is that it also does not have a basement and that you can see Hog Mountain Road from the backyard. But it is priced accordingly and then some! These folks need to sell this house and now! So if you’re thinking about a great family community in Gwinnett County, Hamilton Mill is it and this house is a great value!
